Our ZinspectionTM is a visual survey process, customized to YOUR needs, using current industry guidelines to illustrate the condition of a property.
  • You will be able to accompany our inspector and discuss any items of your concern as they are being observed.
  • Our inspector will be most happy to discuss any issue concerning our survey, the property, maintenance or other services that might help you in your property assessment.
  • Within 72 hours of your service request, we will inspect the property, compile our findings and present to you our illustrative, written report.
  • Your report will be kept in our "active file" for one year after your ZinspectionTM.

ZinspectionTM pricing is based upon the style and type of home, property size, location and extra tests selected.  Payment in full is due at time of inspection

COMMERCIAL SERVICES

William J. Zinn & Associates provides real estate "due diligence" services for investor and owner groups concerning properties and/or projects involving existing improvements or new site plans. Whether an industrial complex, commercial office building, retail center or new development, our goal is to provide customized, confidential, non-bias, services that not only detail the property or project, but also address those specific interests and special needs of our client.

Investment properties:

Our "condition of property survey" analysis and report provides site-specific, current information about the property and improvements not readily attainable through typical real estate sources. We visually observe the site, major construction components of the improvements and related support systems or services. Upon completion, a bound and detailed report is submitted utilizing photographs and descriptive illustrations, presented in a user friendly format, to fully describe the physical condition of the asset. Approximate cost of repair information for correcting any deficient conditions discovered during the survey is also included.

PROPERTY DESCRIPTION: site layout, aerials, legal description, zoning status, and illustrations;

STRUCTURAL COMPONENTS: foundation and structure, roofing and insulation; exterior and interior wall systems, floors and elevators;

UTILITY SERVICES: electrical, plumbing, HVAC, water, gas and service supplies

SITEWORK: grading, water drainage systems, parking lots, walks, landscaping, and retention ponds

ADDITIONAL SERVICES: can include wood destroying organisms, lead paint, radon gas, asbestos, air quality, security systems, ADA, specialized testing services, environmental and demographic studies.

New Development projects:

We offer owner representation, project management and administrative services that comply with lender qualifications and governmental requirements. We address environmental, design and construction issues, and contract project administration. Experience

  • Roof Consulting and Contracting:
  • 1974 - 1989 --- President and owner of Tri Spec Systems, Inc., a roofing contracting firm engaged in roof consulting and installation. Directed up to 100 professional, staff, unionized labor and support personnel in all business operations including product and service marketing, fiscal policy and administration, staffing, and field operations as well as project design, selection, specification writing and installations for various types of roofing systems for industrial plants, facilities, commercial concerns and residences in the public and private sectors ranging in scope and size from 5,000 to over 500,000 square, feet per project with gross annual sales exceeding $3,000,000.
  • Our efforts and achievements have been published in various trade magazines and news releases. In 1984, Tri Spec Systems, Inc. achieved national recognition for project quality, design, professionalism, application and fiscal success and was ranked 29, nationally, by Contractor's Guide Magazine in their list of the "TOP 50 CONTRACTORS" in the U.S.
  • Our customer base included Fortune 500 companies, heavy industrial and commercial manufacturers, small businesses, general contractors, institutions, public sector projects, residential developments and individuals residences.
  • Additionally, Tri Spec Systems, Inc. provided preventive roofing maintenance seminars for plant engineers, maintenance departments and management personnel, as well as programs and product lines for "in-house" use.
  • Business and assets were sold in 1989.
  • Roof Consulting, Building Inspections and Real Estate Due Diligence:
  • 1989 - 1990 --- Relocated to Tampa, Florida. Employed by Professional Service Industries., Inc. as a roofing consultant. Duties included roofing inspections, evaluations, specification writing and project management for public and private sector business.
  • 1990 - Present --- Created and directs William J. Zinn and Associates, a commercial and residential inspection services firm capitalizing on previous years of experience and expertise. The firm has expanded its scope of operations to include residential and commercial building inspections and real estate "due diligence" services, while emphasizing its strong roofing expertise.
